The last lot on Av. Atlântica — Bernardes + Burle Marx, first new orla delivery in ~40 years.
Atlântico Bait is the first new residential delivery on Avenida Atlântica in roughly forty years — built on the last remaining undeveloped lot on the Copacabana orla. The building is designed by Thiago Bernardes (Bernardes Arquitetura) with landscape by the Escritório Burle Marx and project consulting from Cite Arquitetura.
Fifty units across plates of 60 to 305 m², including studios with sea views on the orla side and apartments oriented toward the building's internal pocket park — an Atlantic-Forest-planted ground-floor garden that doubles as the lap-pool courtyard. Amenities include a rooftop infinity pool, sauna, gym and coworking. As of public listings the building is delivered and units are available for immediate use.
Material program: sawn granite on the side gables and curved, wood-lined eaves — Bernardes's deliberate echo of Copacabana's mid-century vernacular updated to a contemporary detail standard.
Walk and drive times to the things that decide where you live in Rio — beach, metro, airports, neighborhood anchors.

Open Charlie's full map →The Atlântica orla was effectively built out by the mid-1980s. The lot at no. 2692 was the only one of size left undeveloped — a gap on the avenue that brokers and developers had been circling for decades.
Bernardes Arquitetura took the brief: a new building that would read as part of the avenue's modernist continuum (granite gables, wood-lined curved eaves, restrained massing) while delivering current-spec services. Landscape by the Escritório Burle Marx; consulting by Cite Arquitetura.
Delivery completed and units now offered for immediate occupancy on listing portals. Pricing varies by floor and orientation and is set on a unit-by-unit basis at the brokerage layer.
Where named individuals declined attribution, we describe the owner profile. No address-level identification of current residents.
Buyer profile in the delivery window is the kind of HNW carioca and São-Paulo / international owner who wanted an Av. Atlântica address but waited out the 40-year freeze on new construction. Inventory is thin and turns through brokerage, not through public marketing.
We currently have no listings inside Atlântico Bait Copacabana. Inventory in this building moves rarely and often off-portal. Tell us you're watching it — we'll come to you the moment a unit becomes available.

We work Copacabana block by block. Most of what we close inside buildings like this never reaches a portal — send us your brief and we'll come back with what's actually available.
