The Conjunto Residencial do Parque Guinle is a three-building modernist ensemble inside the Parque Eduardo Guinle in Laranjeiras, designed by Lúcio Costa across 1948–1952. The three blocks are Nova Cintra (1948), Bristol (1950) and Caledônia (1952), accessed via Rua Gago Coutinho on the lower side of the park.
Apartments range from 225 to 515 m² and include both simple and duplex plans; the elevation work uses pilotis, recessed roof terraces, cobogós and rosewood brises-soleil to manage sun and view onto the park. Landscape design is by Roberto Burle Marx. The complex was tombado by IPHAN in 1986 in recognition of its place in the canon of Brazilian modernism, and the project earned Lúcio Costa the Award for Collective Housing at the 1st International Architecture Exhibition of the 1st São Paulo Biennial in 1951.

Open Charlie's full map →Eduardo Guinle's park, in front of the Palácio Laranjeiras, set the brief: housing inside a private park, built on a constrained slope. Lúcio Costa took the commission and across three buildings worked through the language that would later define his Brasília residential blocks — pilotis, brises, cobogós, recessed terraces.
Nova Cintra was completed in 1948, Bristol in 1950, Caledônia in 1952. The Award for Collective Housing at the 1st São Paulo Biennial (1951) confirmed the work as a reference point internationally while construction on Caledônia was still underway.
IPHAN tombamento followed in 1986. Renovations since have been individual-unit interior work; the elevations, brises and Burle Marx landscape are protected and unchanged.
Where named individuals declined attribution, we describe the owner profile. No address-level identification of current residents.
The buyer profile skews architect, collector, and academic — owners who specifically want a Lúcio Costa floor plan inside the park, and who tolerate the IPHAN renovation envelope as part of the cost of admission.
